A newsletter is the only audience you actually own.
But before the newsletter comes content, and this is where most people get it wrong: they expect results from video one.
After posting over 2,000 YouTube videos this year, what I've seen is clear: the first 6 months are for learning what resonates.
Then you double down on what works.
Your first 20 videos are for the algorithm, you're teaching YouTube what your niche is and what audience to build for you.
You can't do 1 or 2 videos and be done. You need a long-term plan.
Bree forced herself to post on Stories every single day for 30 days. She's now past 600. That consistency turned her into an expert in her market.
If a video hits a million views, do you think all those people are in your area? No.
Kina would rather stay on the local Orange County algorithm. 60% of her clients tell her things like:
"I saw your wedding. I know you have two dogs. I know your whole team. Will you be my agent?"
The key isn't massive reach. It's local trust. Stop chasing views and start chasing trust.
Ravi Kantha had $320,000 in student loan debt. He downloaded the list of every townhouse owner in Brooklyn Heights. 973 names.
Looked up phone numbers one by one. Cold-called all of them. By hand. It took a year.

→ 50% cost of sale, 60/40 or 70/30 splits kill your profit.
→ Hire for character first, David Cohen: "You can always teach someone to be a good agent. Can't teach someone to be a good person."
→ Hiring is sales: Volume in, filter through 3-5 steps. We had 1,500 applicants for one role. Interviewed 50. Hired 1.
