This one's for you.
If you're reading this, you probably already know you should be creating content on social media.
You've probably tried it. You posted photos of your listings, you put trendy music over a video of a kitchen with a waterfall island and probably the same thing happened to you that happens to 90% of agents: lukewarm likes, zero DMs, zero calls, zero closings.
It's not that social media doesn't work. It's that the way you're using it has no structure. No funnel. No intention behind each post.
And yes, that can be fixed.
Emily Walczak is 27 years old, she doesn't buy leads, she doesn't cold call, she doesn't door knock and last year she closed 84 transactions, nearly a million dollars in GCI. 90% of that comes from social media.
It's not magic. It's not luck. It's not because "she's young and gets social media." It's because she built a 3-pillar content system where every type of post has a specific function inside a funnel that most agents don't even know they need.

The mistake almost every agent makes on social media
Emily puts it in perspective: if you were the consumer scrolling through your feed, would you stop for a post about "5 tips to prep your home for fall" from a random agent?
Probably not
And that's exactly the issue you're not looking at your content from the consumer's point of view.
She figured out she needed three completely different types of content. Each one with a distinct mission. All three working together. She calls them her three content pillars.
PILLAR 1: Home Tours: The Eyeball Magnet
Mission: Attract. Drive views. Gain new followers.
Emily does tours of homes with character, mostly vintage houses from the 1890s-1930s with history, architecture, and personality. They're visually magnetic. And they get a lot of views.
Home tours don't generate direct clients. That's the trap. A lot of agents only do home tours, see they're getting views, and can't figure out why no leads are coming in.
The reason: a home tour puts you on someone's radar, but it doesn't give them any reason to trust you or reach out.
Emily keeps doing them because they serve a critical function: they're the top of funnel. They bring eyeballs. They bring followers.
They fill the top of the pipeline. But if this is your only pillar, you're filling a bucket with a hole in the bottom.
Your action items for this pillar:
Do home tours, but understand their job is to ATTRACT, not CONVERT
Look for properties with personality, character, or history, that's what stops the scroll
Don't stop making them, but never rely on them alone
PILLAR 2: Personal & Lifestyle Content: The Connection That Makes You Real
Mission: Humanize. Build trust. Make your audience feel like they know you.
This is the pillar where Emily says most agents completely fail and the mistake is very specific: they separate their personal account from their business account.
Emily has one single account for everything. Why?
"People want to know who you are. Do you have a dog? Do you have kids? Are you married? What are your hobbies? What do you do in your free time?"
That means when someone finally reaches out to buy, they already trust her. It's not a cold lead. It's not someone who found her on Zillow.
It's someone who feels like they know her, who shares her interests, and has been watching her for months.
The direct result, according to Emily: those leads are more respectful of your time, your boundaries, and they see you as a person, not a used car salesman.
PILLAR 3: Educational Content: The Social Proof That Closes
Mission: Convert, demonstrate expertise, get the viewer to take action.
It's the content that answers real questions: what to expect from the process, how to prepare, what mistakes to avoid, how pre-approval works.
It won't go viral. But it will be the video someone watches right before they send you a message.
How the 3 Pillars Work TOGETHER (this is what almost nobody sees)
No single pillar works alone. All three feed into each other:
Home tours attract new followers (reach)
Personal content turns followers into people who feel like they know you (connection)
Educational content gives them the confidence to reach out (conversion)
Emily put it like this:
"The walkthroughs bring me the views and the followers. And then the personal and educational content, in three months to two years, will turn those new followers into actual buyers and sellers."
Read that again: three months to two years. This isn't a quick hack. It's a system that compounds over time.
Emily posted every single day for six months without getting a single client. Zero. With 400 views per video. She went from zero leads in December 2023 to 20 leads per month in January 2024.
"So many agents think they're gonna post four videos and get a client. I posted every single day for six months with zero clients."
That tipping point wasn't a viral video. It was the accumulation of months of consistency with all three pillars working together.
